Partial Demolition and Strip Outs Auburn
Office and shop strip outs, apartment strip outs, partial demolition and asbestos removal across Auburn's town centre, Parramatta Road and residential streets.
Strip outs in Auburn for offices, shops and homes
WasteWise Services can strip out Auburn offices, shops, apartments and houses, and carry out partial demolition when only a section of a building needs to go. We remove fit-outs, partitions, ceilings, lighting, flooring, kitchens and bathrooms, then leave a clean space for the new tenant, owner or builder. At home, taking out a non-structural wall often opens up the floor plan and lets more natural light through.
Auburn is one of the most mixed suburbs we work in. Shops, restaurants and clubs sit around the station, commercial buildings line Parramatta Road, and the residential streets hold everything from Federation cottages to apartment blocks. An office strip out near the station and a bathroom strip out in a strata unit need different planning, and we plan each one on its own terms.
Our crews are led by qualified carpenters with over 20 years of hands-on experience, so they know what can safely come out and what has to stay. We manage approvals, disconnections, safety controls and waste, and every job finishes with a clean handover.

Office Strip Out in Auburn
Partitions, suspended ceilings, lighting, joinery, window coverings and floor coverings removed from Auburn offices. We work around neighbouring tenants and leave the space ready for a new fit-out.
Shop, Restaurant and Club Strip Outs
Retail, food and club tenancies stripped back to the make good terms of the lease, allowing for fair wear and tear where the lease says so. Counters, shelving, window signage and fixtures come out, and the space is returned clean for the agent's inspection.
Apartment and House Strip Outs
Kitchens with laminate or natural stone benchtops, bathrooms, laundries, white goods and flooring stripped from Auburn apartments and houses. For units, we follow strata rules on work hours, Saturday work, lifts and common property.
Partial Demolition in Auburn
Non-structural walls, a rear section of the house, awnings, sheds and garages removed with controlled workmanship. Removing an internal wall opens up living areas and brings in natural light, while the sections you are keeping stay protected and sound.
Asbestos Removal in Auburn
Older homes, shops and industrial buildings from before the late 1980s may contain asbestos containing materials. Our licensed team brings over 25 years of experience and follows Australian Standards.
Skip Bin Hire and Rubbish Removal
Skip bins for fit-out waste, renovation debris and clean-ups, plus rubbish removal for bulky items such as old furniture and white goods. We plan bin placement around loading zones, driveways and busy town centre streets.
How an Auburn strip out is planned and completed
Five steps, a clear scope and a schedule agreed before work begins.
Walk-through with the owner, tenant or agent
We inspect the office, shop or home, confirm what comes out and what stays, and note any materials that may contain asbestos.
Lease, strata and heritage checks
For commercial jobs, the make good schedule in your lease is our guide. For units we confirm strata requirements, and for houses we check whether the property is a listed heritage item.
Approvals, disconnections and safety controls
We manage what Cumberland City Council requires, arrange service disconnections and set up protection for people, neighbouring tenancies and common areas.
Remove the agreed sections
Our qualified carpenters take out the agreed items in a set order, so retained walls, window frames, services and the base building are not damaged.

Land use, heritage and housing in Auburn
Auburn sits about 16 kilometres west of the Sydney CBD and is part of Cumberland City Council. The council was formed in 2016 from parts of the former Auburn, Holroyd and Parramatta councils, so older paperwork for your property may carry the Auburn Council name. Auburn station is on the Western Line and the Leppington and Inner West Line. The land use is a real mix of residential, commercial and industrial areas. The main commercial area is close to the station, with shops stretching about a kilometre south, while commercial buildings line Parramatta Road to the north.
Auburn grew around the railway from the 1860s, when John Yelverton Mills subdivided the land near the station, and industry shaped it from the 1870s, from locomotive builders to brick and pottery works. By 1912 to 1913 it had the 11th highest number of new buildings in metropolitan Sydney. That history shows in a number of local heritage items, which include Victorian, Federation and inter-war homes as well as railway and industrial structures. If your property is a listed item, a strip out or partial demolition needs extra care and the right approvals.
Today Auburn is busy and dense. At the 2021 Census, about 47 per cent of occupied homes were flats or apartments, 42 per cent were separate houses and around half of households were renting. The NSW Government also gave Cumberland Council $27 million for public space upgrades in Auburn, including an extension of Auburn Park and streetscape works on Stubbs Street. Buildings from before the late 1980s may contain asbestos containing materials, so we check older homes, shops and warehouses before any work starts.

Auburn strip out and partial demolition FAQs
Do you do office strip outs in Auburn?
Yes. We strip out offices in the town centre and along Parramatta Road, including partitions, ceilings, lighting, joinery, window coverings and floor coverings. We plan the work around neighbouring tenants and leave a clean shell for the next fit-out.
Is Auburn under Cumberland City Council for partial demolition approvals?
Cumberland City Council, which took over from Auburn City Council in 2016. Many partial demolition and strip out jobs need approval or must meet specific rules, so we assess your project and manage approvals where required.
My Auburn house is a heritage item. Can you still do a partial demolition?
Yes, with extra care. Auburn has listed homes from the Victorian, Federation and inter-war periods. We confirm what the heritage controls allow, remove only the approved sections and protect original joinery, tiles and colour schemes. Taking out a later rear addition often opens up the back of the home while the original house stays intact.
Can you remove the kitchen or bathroom from an Auburn strata apartment?
Yes. We confirm strata approval, weekday and Saturday work hours, protect lifts and common areas, and remove the old kitchen, bathroom or white goods without damaging the walls, windows and floors that stay.
Do older Auburn shops and warehouses need asbestos removal?
Sometimes. Buildings from before the late 1980s may contain asbestos containing materials in ceilings, wall sheeting or flooring. We identify suspect materials before the strip out begins, then remove and dispose of them to Australian Standards.
