Strip outs in the Sydney CBD, done properly

WasteWise Services carries out strip outs in the Sydney CBD for tenants, landlords, property managers and builders. We remove workstations, partitions, joinery, ceilings, carpet and kitchens. The base building, the lifts and the tenancy next door stay protected. Our crews are led by qualified carpenters, so they know what sits behind a wall before they open it.

The Sydney CBD is Australia's main financial centre. Office floors change hands as leases end and businesses grow, shrink or relocate. An end of lease strip out in the Sydney CBD usually runs to a fixed handover date, with the space returned to its original condition. Around the city, the inner suburbs add Victorian terraces, Art Deco flats, older commercial buildings and new apartment towers. Each one needs a different approach, and we plan for that from the first visit.

Partial demolition in the Sydney CBD is usually internal and selective. It might be a non-structural wall between two offices, a mezzanine, a shopfront or a rear addition on a terrace. We handle approvals, disconnections and paperwork first. Then our qualified carpenters remove only the agreed sections, with controlled workmanship and without cutting corners.

We remove non-structural walls, mezzanines, shopfronts, awnings and rear additions on inner-city terraces. Our carpenters check what is structural first. Only the selected sections come out, so the rooms and structure you keep stay sound.

Asbestos Removal in the Sydney CBD

Offices, shops and terraces built before the late 1980s may contain asbestos containing materials in ceilings, floor tiles or wall linings. We check before work starts. Our licensed and insured team removes them to Australian Standards, with over 25 years of experience.

Skip Bin Hire and Rubbish Removal

Skip Bin Hire and Rubbish Removal

City sites leave little room for bins. In the City of Sydney, skip bins cannot sit on footpaths or cycleways. We match skip bin hire, rubbish removal and loading dock times to your building, so waste leaves in an efficient way.

How a Sydney CBD strip out runs, with controlled workmanship

City buildings come with more rules than most sites. Planning before any tools come out keeps the job efficient.

1

Inspection and scope against your lease

We walk the tenancy with you and read the make good clause or renovation plan. Then we record the selected items that come out, what stays and where asbestos containing materials may be.

2

Building rules, access and approvals

We work through the building's fit-out rules, lift and loading dock access, strata approvals and any council or heritage consent. That keeps the start date realistic and the site ready.

3

Disconnections and protection

Power, water and fire services are disconnected where needed. Lift cars, lobbies, hallways and neighbouring tenancies are protected before removal starts.

4

Controlled removal, without cutting corners

Our qualified carpenters remove only the agreed items. The loudest tasks are booked inside the hours set by the council and the building manager.

5

Make good works, clean-up and handover

Make good works are checked against the lease, so the space goes back to its original condition. Any asbestos is disposed of to Australian Standards, and waste leaves through the loading dock or by skip bin. The space is left clean and ready for inspection or the next fit-out.

Strip out and partial demolition rules in the Sydney CBD and inner city

The Sydney CBD is the main commercial centre of Sydney, and it falls under the City of Sydney. So do almost all of the inner suburbs we cover. Paddington is the main exception. South of Oxford Street is City of Sydney, while the north side belongs to Woollahra Municipal Council. Part of Rosebery also sits in Bayside Council. The City's Central Sydney Planning Strategy, published in 2022, aims to shift growth in the centre back towards space for jobs.

Council rules shape when and how work happens. In the city centre, the City's standard hours limit noisy building work to 7am to 7pm on weekdays and 7am to 5pm on Saturdays. Other parts of the council area finish earlier, and there is no work on Sundays or public holidays. The City's waste policy keeps skip bins off footpaths and cycleways, which shapes skip bin hire on city jobs. Commercial jobs need to fit bins inside the property boundary, or agree another option with the City. In towers, lift bookings and loading dock access often set the pace.

Heritage shapes a lot of inner-city work. The Rocks is managed by Placemaking NSW, and the Millers Point Conservation Area has been on the State Heritage Register since 1999. Paddington is a largely intact Victorian terrace suburb. Potts Point has the highest concentration of Art Deco architecture in Australia. Works to State Heritage Register items generally need approval under the Heritage Act 1977. At the 2021 Census, 78.5% of homes in the City of Sydney were apartments or units, so strata approval is part of many home strip outs.

Growth is focused on a few precincts. Tech Central covers six neighbourhoods, including Haymarket, Ultimo, Surry Hills and Chippendale, with over 100,000 workers. Green Square is turning Sydney's oldest industrial heartland into homes for 63,000 people. New metro stations at Barangaroo, Martin Place, Gadigal, Central and Waterloo opened in August 2024, and Metro West stations at Pyrmont and Hunter Street are planned for 2032. Older buildings may hold asbestos containing materials. NSW workplaces built before 31 December 2003 must also keep an asbestos register, so we ask to see it before a commercial strip out starts. Any removal then follows Australian Standards.

Sydney CBD strip out and partial demolition FAQs

Which inner-city suburbs do you cover from your Sydney CBD office?

The city centre and 18 nearby suburbs. They include Haymarket, The Rocks, Pyrmont, Ultimo, Surry Hills, Darlinghurst, Potts Point, Redfern, Waterloo, Alexandria, Zetland, Glebe and Paddington. The full list is on this page, and each suburb has its own page.

Can you strip out an office in an occupied CBD tower?

Yes. Most managed buildings set rules for lift and loading dock bookings, protecting common areas and when noisy work can happen. We plan each office strip out around those rules and the council's standard hours. Tenants on other floors keep working while your team is relocating.

What does an end of lease strip out in the Sydney CBD involve?

An end of lease strip out in the Sydney CBD returns the tenancy to the original condition your lease requires. That can mean stripping partitions, meeting rooms, ceilings, carpet and signs back to a shell, or only the make good works in your schedule. We confirm the agreed scope against your lease and record the finished space, ready for handover.

Do I need council or heritage approval for partial demolition in the CBD?

Often, yes. Many strip out and partial demolition jobs need council approval or must meet set rules. Work on State Heritage Register items generally needs approval under the Heritage Act 1977. Placemaking NSW also manages heritage places in The Rocks, so we check which approvals apply before we scope the job.

Do you work in strata apartment buildings in the inner city?

Yes. Under NSW strata rules, kitchen renovations and changes to internal walls are minor renovations. They need owners corporation approval. Bathroom renovations are major renovations that need a special resolution. We plan lift use, floor protection and rubbish removal around the building's by-laws, and work only in the selected rooms.

Is asbestos likely in my CBD office or shop?

It is possible. Buildings from before the late 1980s may contain asbestos containing materials, and NSW workplaces built before 31 December 2003 must keep an asbestos register. We check the register and the work area first. Our licensed and insured team then removes any asbestos to Australian Standards.

Can I put a skip bin on the street for a city job?

Usually not for commercial work. The City of Sydney does not allow skip bins on footpaths or cycleways, and commercial jobs need to fit bins inside the property boundary or agree another option with the City. Residents doing minor works can use the roadway for up to 14 days without approval, if there is no room on site and the conditions are met. We plan skip bin hire and rubbish removal around those rules.
