Partial Demolition and Strip Outs Camellia

Warehouse and office strip outs, end of lease make good works and partial demolition for industrial tenancies across Camellia.

Commercial strip outs in Camellia's industrial precinct

Camellia is a working industrial suburb with no residents, just warehouses, workshops, logistics sites and the offices that run them. When a tenant moves on or a business grows out of its space, the old fit-out has to come out first. Each strip out Camellia businesses book with us is scoped around the building, the lease and the operations still running next door.

WasteWise Services is a family-owned business led by qualified carpenters with over 20 years of hands-on experience. We know how mezzanine offices, stud partitions, suspended ceilings and amenities are fixed into an industrial shell, so we can take them out without damaging the slab, the portal frame or the roof. That care is what landlords look for at the end of a lease.

Most of our work here is office strip outs inside warehouses, end of lease strip outs in Camellia tenancies and partial demolition of internal structures that no longer suit the tenant. We handle the approvals, disconnections and documentation, and the tenancy will be left clean and ready for the next occupant.

Our process for Camellia strip outs and make good works

Industrial sites run on schedules, deliveries and shift changes, so the plan is built around yours and disruption is kept low.

1

Walk-through with the tenant or landlord

We inspect the tenancy, review the lease or make good schedule if there is one, and note what must be retained, such as the slab, roller doors, fire services or base building lighting.

2

Written scope and site plan

You get a written scope listing every item that comes out. We plan truck access, bin locations and working hours so deliveries and neighbouring businesses are not held up.

3

Disconnections and checks

Power, water, air conditioning and data are disconnected by the right trades. Older buildings are checked for asbestos containing materials before any removal starts.

4

Careful strip out with hand tools and small plant

Our crew removes ceilings, partitions, mezzanine offices and fixtures in a planned order, keeping dust and noise low and making clean cuts where retained work meets removed work.

5

Waste out and handover

Materials are separated and taken away, the floor is swept clean and you will receive photos and documentation for the handover inspection.

Working in Camellia as the precinct grows

Camellia is a small riverside suburb in the City of Parramatta, just east of the Parramatta CBD. It is bounded by the Parramatta River to the north, Clay Cliff Creek to the west, the Duck River to the east and Grand Avenue, with James Ruse Drive running along its western side. The 2021 Census recorded no residential population. The land is used by motor, logistics and manufacturing businesses and warehouses.

The precinct has a long industrial past. Shell took over the Clyde refinery in 1928. The refinery shut down in October 2012 and was converted into a fuel import terminal. Industrial buildings with a long history can hide earlier fit-outs behind newer linings, which is why a careful strip out beats a rushed one along this stretch of the river. Retained walls, slabs and services need protecting, and every job starts with a check for asbestos containing materials.

The area is also changing. Parramatta Light Rail opened in December 2024, and its stabling and maintenance facility sits on Grand Avenue. The Rosehill Gardens stop is on the site of the old Camellia railway station. Stage 2 of the light rail is planned to run through Camellia towards Rydalmere, Ermington and Sydney Olympic Park.

In November 2022 the NSW Government finalised the Camellia-Rosehill Place Strategy. It plans for growth of up to 15,400 jobs and 10,000 homes across the wider precinct over 20 years, while keeping heavy industrial land. A rezoning proposal is still being prepared. For now, that growth shows up as steady tenancy turnover, with businesses moving in and out and old fit-outs being cleared for new uses.

Camellia strip out and make good FAQs

Do you strip out mezzanine offices inside Camellia warehouses?

Yes. Mezzanine offices, stairs, balustrades and the partitions under them can all come out. We check how the mezzanine is fixed to the slab and walls, then take it apart in a controlled order with hand tools and small plant.

Is the warehouse shell left standing after a strip out?

Yes. We only carry out strip outs and partial demolition. The fit-out, internal offices and agreed additions come out, while the slab, frame, walls and roof stay in place for the next tenant.

Can you complete an end of lease strip out before our Camellia lease expires?

Yes, if we are booked with enough notice. We work from your make good schedule, agree a timeframe that fits the lease end date and will provide documentation for the final inspection.

Which council covers commercial properties in Camellia?

The City of Parramatta. We confirm whether your partial demolition or strip out needs council approval, and whether the landlord needs to sign off, when we scope the job.

Can you work while neighbouring sites keep operating?

Yes. We plan truck movements and bin placement around the businesses next door, keep dust and noise low, and keep shared driveways and loading areas clear whilst they trade.

Do you check older Camellia buildings for asbestos before a strip out?

Yes. Buildings from before the late 1980s may contain asbestos containing materials in wall linings, eaves or floor coverings. We check before work starts, and our team has over 25 years of experience removing them to Australian Standards.
