Partial Demolition and Strip Outs The Rocks

Partial Demolition and Strip Outs The Rocks

Heritage-aware strip outs, approved partial demolition and make good works for tenancies in The Rocks. We take out the later fit-out and leave the history where it is.

Heritage-aware strip outs in The Rocks

When you need to strip out The Rocks tenancy you lease or manage, the building itself is part of the job. WasteWise Services removes old fit-outs from restaurants, pubs, bars, galleries, shops and small offices across the precinct. Our crews are led by qualified carpenters who can read how an old building was put together. The original sandstone, timber and finishes are protected while the later work comes out.

The Rocks is one of the most closely managed heritage areas in Sydney, and every building is unique. Most jobs involve a landlord, heritage conditions and a tight site. The scope has to be agreed and approved before any tool is picked up. We plan the work around those conditions rather than around a fixed routine.

Partial demolition in The Rocks never means taking a building down. It means removing later, non-original additions such as partition walls, bulkheads, counters and bar joinery, and only where the approvals allow it. Anything that forms part of the structure or the original fabric stays in place. Controlled work, done properly.

Our approval-led process in The Rocks

Heritage work rewards patience, so every step is agreed before the next one starts.

1

Inspect the building and define the scope

We walk through the tenancy with you, separate original fabric from later fit-out and check for asbestos containing materials. The scope names exactly what comes out.

2

Landlord and heritage approvals first

Nothing starts until the landlord's consent and any heritage or planning approvals are in hand. We arrange disconnections of power and water at the same time.

3

Hand tools, not heavy demo equipment

Our team works with hand tools and small equipment, protecting stone, timber and floors as each item is released. Anything unexpected is paused and checked before work continues.

4

Removal planned around the crowds

Waste and materials move out at quieter times, away from weekend market trading and busy cruise ship days where possible. Your customers and neighbours keep clear access.

5

Clean handover and records

You receive a clean tenancy and the records your landlord or next fit-out team needs to keep the job moving.

Working in The Rocks heritage precinct

The Rocks sits by the water on the western side of Sydney Cove, just north-west of the CBD. It is part of the City of Sydney local government area. Day to day, much of the precinct is managed by Placemaking NSW, the trading name of Place Management NSW. It guides change through conservation management plans. It can also make some heritage decisions on behalf of the Heritage Council of NSW. Many individual buildings here are also listed on the NSW State Heritage Register. For a tenant, that usually means landlord consent and heritage conditions come before any strip out.

Planning is different here too. The Rocks falls within the Sydney Cove redevelopment scheme area, where the NSW Minister for Planning is the consent authority for larger projects. We confirm which approvals apply to your tenancy early, so the scope matches them.

The area has good reason to be protected. Early wattle and daub huts gave way to buildings of local sandstone, the rock that gave the area its name. In the early 1970s the Sydney Cove Redevelopment Authority planned to replace most of the original buildings with high-density development. Residents pushed back, and by 1973 the Builders Labourers Federation had placed a green ban on the work. That fight is a key reason so much of the old fabric survives.

Today the lanes are full of historic pubs, restaurants, galleries and shops, alongside public housing such as the Sirius building. The Rocks Market runs every weekend with around 100 stalls, and cruise ships berth at the passenger terminal beside the precinct. High foot traffic and narrow lanes mean small equipment, careful timing and a tidy site on every job.

Strip out and partial demolition FAQs for The Rocks

What does partial demolition in The Rocks involve?

Only the removal of later, non-original fit-out from existing tenancies, once the right approvals are in place. We never take a building down or remove original fabric, and in a heritage precinct that line matters.

Who approves a strip out in The Rocks?

It depends on the building. Where Placemaking NSW manages the property, its consent as landlord and heritage manager comes first, and some works need planning approval as well. We help you work out what applies before the scope is locked in.

How do you protect original sandstone and timber?

By using hand tools instead of heavy demo equipment, releasing fixings rather than forcing them, and covering exposed surfaces. If an engineer or heritage adviser needs to check something, the work stops until they have.

Do you do end of lease strip outs for restaurants and shops in The Rocks?

Yes. We remove commercial kitchens, bar joinery, shelving and signage, then return the tenancy to the condition your lease sets out. We plan the removal around trading neighbours and weekend market crowds.

Can you work in a heritage office building without damaging it?

Yes. Office strip outs in older buildings are about care, not speed. Partitions, ceilings and cabling come out piece by piece, and anything original is left untouched. Each building is unique, so the method is set on site.

Is there asbestos in buildings in The Rocks?

It is possible. Older fit-outs and repairs from before the late 1980s may contain asbestos containing materials. We check before work starts and remove anything found to Australian Standards.
