Partial Demolition and Strip Outs Zetland
Apartment, retail and commercial strip outs across Zetland, with partial demolition and asbestos removal handled by one careful team.
Strip outs for Zetland apartments and commercial tenancies
Zetland is an apartment suburb, and most strip out work here happens inside strata buildings. WasteWise Services removes kitchens, bathrooms, flooring, joinery and non-structural walls from apartments, and clears retail and commercial tenancies at the end of a lease or ahead of new fit-out projects. Our team is led by qualified carpenters with over 20 years of hands-on experience, so the parts of the building you keep stay protected.
Working in a strata building takes planning. Lifts usually need booking, loading docks often have set times, and the owners corporation may need to approve the work first. We work through all of it with your strata or building manager, so the neighbours know what to expect.
Partial demolition in Zetland is small scale and selective. It might be a non-structural wall to open up a living area, built-in joinery, or an old shop fit-out in a mixed-use building. Anything structural or on common property stays in place until the right approvals are in hand.
Services for Zetland apartments, shops and offices
Six services from one team, so your strata or building manager deals with a single contractor from the first site visit to the final clean.
Apartment Strip Outs
Kitchens, bathrooms, laundries, joinery and flooring removed from Zetland apartments, including tiles and timber floors. We protect lifts, corridors and common property, and load materials out at the times your building allows.
Partial Demolition in Zetland
Non-structural internal walls, built-in robes, bulkheads and joinery taken out in a controlled way. Where a job touches structure or common property, we confirm the strata and council approvals are in place first.
Office Strip Outs in Zetland
Partitions, ceilings, carpet and kitchenettes removed from ground-floor commercial suites and professional offices in mixed-use buildings. The work is managed around the residents living above.
Retail and Commercial Make Good Works
When a shop or commercial lease ends, we return the tenancy to the condition the lease requires. Counters, shelving, partitions and fit-outs come out, and the site is left clean for the landlord's inspection.
Asbestos Removal in Zetland
Asbestos is less likely in Zetland's newer apartments, but buildings from before the late 1980s may still contain asbestos containing materials. If there is any doubt, we check first and remove it to Australian Standards.
Rubbish Removal and Skip Bin Hire
Rubbish removal suits most apartment jobs, where there is no room for a bin on the street. For larger commercial projects, skip bins are sized to the load and placed where access allows.
How we manage a strip out in a Zetland strata building
Apartment and mixed-use buildings come with rules. This is how we work within them and keep the job efficient.
Site visit and a clear list
We inspect the apartment or tenancy and provide a clear list of what comes out and what stays. It lets you and your strata manager see the scope at a glance.
Strata approval and building bookings
Under NSW strata rules, removing kitchen cupboards or replacing hard flooring needs owners corporation approval. Once it is in place, we book lifts, loading docks and work times with building management.
Asbestos check where it applies
Asbestos was banned in Australia from the end of 2003, so newer buildings are less likely to contain it. Older buildings are checked for asbestos containing materials before work begins, and any asbestos removal in Zetland follows Australian Standards.
Careful, efficient removal
Our team protects lift interiors, corridors and floors, then strips the agreed areas room by room. Noisy work stays within the times your building allows.

About working in Zetland
Zetland is about four kilometres south of the Sydney CBD, where our Pitt Street office is based, and sits within the City of Sydney. The whole suburb is part of Green Square, a 278 hectare renewal area that also takes in Beaconsfield and parts of Rosebery, Alexandria and Waterloo. When completed, Green Square is planned to house 63,000 people in 33,000 new homes, with around 22,000 permanent jobs.
The land has changed a lot. Wetlands were drained in the early 1900s for the Victoria Park racecourse, and from 1950 the site was used for motor vehicle assembly until the factory closed in 1975. A naval stores depot operated there until the mid-1990s. Victoria Park later became one of the first large redevelopment sites in Green Square.
That history shows in the housing. At the 2021 Census, 92.5 per cent of Zetland’s occupied dwellings were flats or apartments and only 0.3 per cent were separate houses. About 70.5 per cent were rented, and the median age was 30. Because so much of the housing was built on former industrial land in recent decades, asbestos is less likely to turn up in apartments than in older inner-city terraces. Any older building still gets checked.
Retail and community life centre on a few hubs. East Village on Defries Avenue is anchored by Coles and Virgin Active, with around 50 specialty stores. In the Green Square Town Centre, the library opened in 2018 and the Gunyama Park Aquatic and Recreation Centre opened in February 2021. Green Square station has served the suburb’s south-western edge since 2000. Retail tenancies change hands over time, which is where make good works come in.

Zetland strip out and partial demolition FAQs
Do I need strata approval to strip out my Zetland apartment kitchen?
Yes. Under NSW strata rules, a kitchen renovation that removes cupboards is a minor renovation, which needs approval from the owners corporation. We can provide a written scope to support your application.
Can you remove hard flooring or tiles in a Zetland apartment?
Yes, once it is approved. Replacing hard flooring is also a minor renovation under NSW strata rules. We lift the old flooring carefully and keep noise within the building's permitted times.
Is asbestos removal in Zetland common?
No, not in most apartments. Much of Zetland's housing is recent, and asbestos was banned in Australia from the end of 2003. Buildings from before the late 1980s may still contain asbestos containing materials, so we check whenever there is any doubt.
Do you do office strip outs in Zetland mixed-use buildings?
Yes. An office strip out in Zetland is usually a ground-floor commercial suite or shop, so we work around the residents above and following the building's rules for noise, access and loading.
Can you do partial demolition inside a Zetland apartment?
Which council covers Zetland?
The City of Sydney. For apartment work, strata approval is usually the first step, and some projects also require council approval. We check what applies before quoting.
