The NSW Government’s Transport Oriented Development rezoning for the area north of the station took effect on 27 November 2024, allowing more mid and high-rise homes over the next 10 to 15 years. ABS figures from 2021 already put flats and apartments at roughly four in every five occupied homes, with more than half rented. Beyond the motorway, former industrial land now holds parklands, office parks and the DFO Homebush centre. The name also causes mix-ups. Homebush West is the separate suburb most people call Flemington, home to Sydney Markets.
